Drumming Up Buyers
With an increasingly volatile stock market and home prices in a free fall, selling homes has never been harder for these top agents in New York City. Fredrik's found a potentially big score near Billionaire's Row, but he may need a DeLorean back to the '80s to find a buyer for its totally dated look. With Emilia at home expecting their first baby, Ryan needs to birth a clever idea to sell a Brooklyn Heights mansion built on top of an ear-splitting freeway. Meanwhile, Steve hits the road for upstate New York to help a billionaire client, but realizes his new listing might turn out to be one giant Payne.

A New York Upstate of Mind
Ryan views a seven-story townhouse featuring an incredible indoor pool, but being honest with the seller about the price may prevent him from making a splash in Chelsea. Upstate, Steve spares no expense on his brokers' event of the 160 acre Payne Estate, hoping that axe throwing competitions and carriage rides will be enough to rein in a big city buyer. In Tribeca, Fredrik works hard to sell an expensive renovated home. However, his sellers extravagant décor taste may prove to be a difficult sell.

Tech-nical Difficulties
Ryan pitches his brand new seven-story Chelsea townhouse as a smart-home paradise for tech enthusiasts, but soon finds himself squaring off with Steve's boss in a tense negotiation. Luis and Ronita explore the ideas of reuniting to become business partners, and realize that the last two years apart have changed both of their lives professionally and personally. On the other hand, Fredrik's former assistant Jordan invites him to help close the deal on a new listing in Tribeca, only to realize that their current working relationship isn't as seamless as their prior one.

Jess We Can!
Luis and Ronita orchestrate private showings for their first co-listing together, but when Luis steals the show as the conductor, Ronita decides their partnership needs a tune-up. Ryan is thrilled to land three luxury properties in NoHo, but is quickly burdened with 233 other units...all of them rentals. When Steve's own apartment becomes his latest listing, he picks his former assistant, Jess, to take the lead... but her lack of confidence forces him to buy a disguise and go undercover.

Construction Criticism
Steve puts on a rubber mask to observe Jess at her first broker's open house, but when he's forced to deliver some bad news about the listing, his true character emerges. Fredrik follows a lead for his Tribeca listing, and he's willing to go wherever to find a sale.... including Miami. Meanwhile, Ryan lands a beautifully renovated loft in Chelsea, but with heavy construction starting just outside the master bedroom, he'll have to move the Earth to seal this deal. Luis & Ronita could finalize their first sale as partners, but they may need co-operation from their co-broker to get their first co-mmission.

The Weight is Over
Ryan bets a Chelsea loft commission on a ping-pong match, then goes costume shopping for a big open house in NOHO. While Steve's girlfriend, Luiza, settles into their new home together, he helps a successful high school buddy try and buy an apartment of his own. Meanwhile, Fredrik thinks his Crosby listing's massive terrace could be perfect for trained pets, so he invites over a great dane, a parrot, and a Steve Gold for viewings. And a new up-and-coming agent, Tyler, joins the crew, re-inventing himself....along with the entire New York City real estate market.

Polar Opposites
Ryan interviews eager young agents for his new rental team, but when his seller calls him to discuss the lack of offers, it may be Ryan who's in the hot seat. Steve and his childhood friend, Phil, hit the gym to weigh all the investment properties they've seen, and end up on an offer that leaves them feeling pumped. When Tyler invites a famous mentalist, Oz, to his Mercantile open house party, unfortunately no buyer is hypnotized by the apartment itself. Fredrik hosts an open house at Crosby on the coldest day of the year...but afterward, a low-ball offer from Steve leaves him feeling quite frosty.

Better Laight than Never
Fredrik hustles to get offers during his disco-themed open house on Charlton St., but the party gets real funky when Ryan arrives for a dance-off. Steve takes a novel approach to selling by hosting a book-launch open house at his new building for artists. Meanwhile, Tyler goes head-to-head with Ryan for an expensive listing on Laight Street in Tribeca. The loft may be massive, but the contract's only big enough for one of them.

The Snowball Effect
As Steve works tirelessly to install an elevator in his new listing, the ups-and-downs of negotiating the final price might leave him stuck without a deal. Meanwhile, Tyler hosts a morning open house in his latest Central Park listing, but when his seller pops in uninvited, he gets a true wake-up call. On the other hand, Fredrik phones potential buyers for his Charlton listing while a snowstorm rages outside...putting his deal, and his husband's love for NY, on ice. When a developer tosses Ryan three listings in a nameless neighborhood near Hudson Yards, he has to rebrand the area and let the entire city know how to find it.

Coast Stories
After his SoHY seller names him "The Magic Man," Ryan invites an illusionist to conjure up an offer at his packed open house. Fredrik goes to Hollywood - but there's no time to relax when LA agent Josh Altman isn't thrilled that he's building a West Coast team. Meanwhile, Steve's in a professional pickle when he's caught between a top developer in NOMAD and fellow agents at his own company. Tyler plans a horse carriage ride through Central Park for potential buyers.... only time will tell if his open house is a yay or a neigh.

Loss Angeles
Ryan nervously premieres a music video for his Tribeca loft, but worries that his dancing skills might not be in step with buyers' expectations. Tyler pitches the biggest listing of his career and hopes to hit this one out of the park (Central Park, that is). On the other hand, Fredrik and Derek tour a potential rental home for themselves in Los Angeles, but two local brokers aren't giving them a warm welcome. When Steve's blindsided by unexpected competition, he wonders if getting his boss involved will put him out of commission.

Ruffled Heathers
Fredrik has a run-in with LA agent Heather Altman at his open house, but she and her husband Josh are closed-off to the idea of him opening up a West Coast team. Back in Manhattan, Ryan markets a beautiful Park Avenue apartment to mysterious buyers from a secret government. Meanwhile, Steve realizes decisions at home are easier to make than decisions with developers. And clients from Tyler's past have come calling again after achieving career successes...unfortunately, their parents are calling as well.

Co-List or No-List
Fredrik is back in New York, and has landed a prime listing in SoHo that everyone says is amazing.... everyone, that is, except for Tyler. Steve travels to Bed-Stuy to list a house with a private pool, but when he asks Jess to help him, their contrasting selling styles might sink the deal. When Ryan struggles to sell a big-ticket listing on Central Park, the seller suggests a co-exclusive....and steers Ryan towards hiring Luis.

Four Men and a Baby
On the season finale, Ryan and Luis host a dinner party to sell their listing, but struggle to rein in Ramona from The Real Housewives of New York City, who can't help but criticize the decor. Meanwhile, Fredrik's listing isn't big enough to satisfy his buyer's needs, so he tries to sell her a different unit, even if it's one he doesn't technically represent. On the other hand, Steve and Jess find selling together to be difficult, but if they're going to get their deal done, they'll need to learn to negotiate as a team. And Tyler goes out for the biggest listing of his career.... but if he can't wrap up this Nomad mansion with a private pool, he might be underwater with his bosses for good.

Before joining the CBS family -- and being officially adopted by network president Les Moonves -- Colbert helmed The Colbert Report, which aired nearly 1,500 episodes and required Stephen to wear nearly 1,500 different neckties. The program received two Peabody Awards, two Grammy Awards, and several unwelcome shoulder massages. It won two Emmys for Outstanding Variety Series in 2013 and 2014, both of which appear to have been lost in the move. Colbert is pronounced koʊlˈbɛər, according to Wikipedia. His understudy is William Cavanaugh, who will be hosting The Late Show approximately one-third of the time. Good luck, Bill!
