The Big Apple brokers are back and eager to set real estate records. Ryan lists a unique $18 million townhouse with commercial space. Meanwhile, Tyler gears up to sell his biggest listing ever but must get creative after his bid for restaging falls through. Down in Chinatown, Steve snags a listing but must work to attract attention for this hidden gem with no curb appeal. Kirsten comes in hot as the new broker on the block, unafraid to battle it out with the other agents.

Fredrik returns to New York to sell a West Village townhouse and catwalks his way to a potential deal with former supermodel and RHONY alum Kelly Bensimon. Ryan suits up as a lifeguard hoping to make a splash at his open house. While Tyler battles to sell the biggest listing of his career, KJ hosts a sparkling aperitivo to court interest from expats in an impeccably Italian-designed penthouse.

Ryan suits up to sell designer Marc Jacobs' swanky West Village townhouse. When KJ brings in an interested buyer, the brokers battle it out. In Chinatown, Steve serves up an appetite with a tasty open house to highlight all the neighborhoods that intersect at this downtown locale. Tyler is challenged to sell a property across from a police and fire station, counting on hunks in uniform to help him seal the deal.

Ryan scores an amazing two-for-one property with a hidden apartment. Steve seals the deal on a historical property in NYC's beloved Ansonia building, but the piece of history needs a major facelift. KJ is faced with closing the Townhouse in the Sky, but she struggles to make her toughest client, her husband, happy.

Over in Brooklyn, Ryan attempts to woo the hard-to-get developer of his dreams. Back in Manhattan, things heat up at Tyler's hunky fireman open house. KJ's head may be in the clouds as she leaves her new West Village penthouse but she breaks down when a bigger threat looms over the world. Meanwhile, all of the brokers contend with a bracing new reality.

When the city shuts down, the agents document their lives in lockdown. As the city opens back up, the agents learn how to navigate a new world – and a new market. Things go south when a fleeing New Yorker tasks Tyler with selling her flamboyantly Floridian apartment. Ryan brings on a team member to sell his new townhouse in an increasingly empty Upper East Side. Fredrik encounters some glitches while figuring out how to sell his NYC listings from LA while Steve makes moves upstate in order to capitalize on suburban demand.

As New Yorkers return to the City, Ryan reveals major news that he's opening: his own brokerage, SERHANT. Steve unveils his impressive renovation at the iconic Ansonia and negotiates with an interior decorator who sees the building's draws... and flaws. Stuck in LA, Fred experiments with a robot driven private showing. On the Upper East Side, Tyler navigates a Southern Belle with seller's remorse.

Tyler heads to Harlem to sell a huge family home and meets a mom with emotional roots in the neighborhood. Confronted with the new reality of socially distant private showings, Kemba and Tyler throw a psychic-themed Open House. Meanwhile, Ryan puts the pedal to the metal with tours of an Upper Eastside townhouse featuring a Lamborghini showstopper. Steve invites New York City socialite Dorinda Medley to "make it nice" and help spread the word about Wiltsie, his upstate animal rescue farm, amid an uncertain market. Kirsten convinces her client to zen-out with a yoga-themed Open House.

As real estate outside Manhattan continues to explode, KJ returns to her hometown of Rye, New York for a coveted listing and secures the help of her interior designer mom to bring in potential buyers. Braving the desert heat, Fredrik takes a road trip to Palm Springs and presents his client with two not-so-hot offers. Meanwhile, back in Brooklyn, a restless Ryan revisits a reopened development where the upcoming election and pandemic threaten big business.

Fredrik is assigned a live-in sale situation for a $15 million luxury penthouse. Inspired by his friend in the Berkshires, Dorinda Medley, Steve stages a splashy open house at his Upstate farm and invites an unimpressed KJ to take a walk in the mud. Tyler takes an NYU Professor on a tour of properties, including a Tenth Avenue apartment listed exclusively by Fredrik, where the pair squabble over pricing.

Team Serhant hosts private showings with an Australian buyer who's never visited New York but is willing to purchase property over FaceTime – if Ryan can meet his demands. The virtual showings take them across the city, ending up at one of KJ's listings. Fredrik makes a play of his own to convince his client to drop the price on his luxurious penthouse. After a successful open house, KJ receives offers on the Old Post Road listing and moves to negotiate. Meanwhile, Tyler receives a less than impressive offer and has to break the news to his emotional seller.

Fredrik is introduced to the Ali Forney Center and is inspired to find a new shelter for homeless LGBTQ+ teens. When the search leads to a spectacular townhouse with historic roots, Fredrik pulls out all his negotiating tricks to land the deal. Tyler campaigns hard to sell an Upper West Side townhouse by banking on some personal ties. Struggling to get traction on her 95th Street development, KJ enlists the help of her younger brother Alex, in the hopes of attracting younger buyers.

Steve invites Ryan and Emilia to a playdate dinner at his apartment in the iconic Zaha Hadid building and discovers Ryan may have a potential client for one of the few available units. Meanwhile, Ryan's patience is tested by a virtual buyer with a long list of apartment needs and a limited knowledge of New York City. Can Serhant sell an apartment to someone who has never set foot in the city? Through her Italian circles, KJ lands a prestigious power listing.

Ryan tours a $16 Million apartment with some challenging sale details including over-the-top staging and an empty swimming pool. Motivated by landing a $30 Million Penthouse, Steve hustles to sell the remaining four bedroom unit. Meanwhile, Fredrik meets up with the developer at his 1st Street listing, who drops the bomb that Ryan has been trying to poach his listing. At a wine-soaked power lunch, Steve and Ryan go head to head in a negotiation.

Steve hosts a private showing and becomes an unwilling host to a meltdown between Ryan and Fredrik. On the Upper West Side, Tyler hosts a Roaring 20s themed private showing, using a butler and flapper girl to ensure everyone socially distances. At one of Fredrik's private showings, KJ opens up about her future career plans.

NYC is back! In Brooklyn, Ryan hustles to land his first new development under SERHANT. Fredrik celebrates his decision to go bi-coastal and announces new plans to expand his empire. Dreaming of a bigger team, KJ makes her own announcement. Steve hits the ice to lock down his 57th Street rental and Tyler celebrates an emotional closing. After a wild year, the agents toast to new beginnings, and the return to a new normal.
